Led the successful acquisition, predevelopment, entitlement and disposition of a historic Bed & Breakfast in Boston's North End. Navigated the neighborhood's dense ZBA, ISD and neighborhood-committee approval process to secure zoning relief and permits for four luxury condominiums, sold at above-market prices.

Led the acquisition and repositioning of a historic brownstone in Beacon Hill — adding units and living space and securing neighborhood and historic-committee approval for rooftop space. Increased net operating income by 200% over five years of ownership.

About the Founder

Matt Olson

Founder & Principal

Matt brings more than 20 years of real estate and capital markets experience to Intrepid, having led or advised on transactions in excess of $1.5 billion. Before founding Intrepid in 2023, he was a Senior Director at Berkadia, one of two inaugural hires who launched the firm's Boston institutional investment sales and advisory office and earned CoStar's Top Sales Award for New England. Previously, while working as a Principal with HNW capital partners, he directed the acquisition and redevelopment of a portfolio of assets spanning office, industrial, flex, multifamily and warehouse assets, with combined acquisition and construction costs exceeding $400 million.

Matt's institutional grounding began early in his career at Eaton Vance, working directly with the firm's fixed-income portfolio managers as a product specialist — experience that continues to shape how he underwrites risk and structures capital for Intrepid's partners today.
